In June 2003, Sheldon Lobel P.C. obtained an approval from the BSA, pursuant to ZR Section 72-21, authorizing, within an R5 zoning district, the construction of a six-story building containing residential uses on the upper floors and community facility uses on the ground floor. The application included a bulk waiver for a higher floor area and floor area ratio than that permitted.
