In June 2013, Sheldon Lobel, P.C. successfully obtained a zoning map amendment to establish a 150′ deep C1-2 commercial overlay, within an existing R5 zoning district, bounded by a line 150 feet northeasterly of 28th Avenue, 43rd Street, 28th Avenue, and 42nd Street, in the Borough of Queens, Community District 1. The rezoning legalized several long-standing non-conforming ground floor commercial uses on 28th Avenue, and permitted accessory off-site parking for a popular neighborhood restaurant, Piccolo Venezia.
