In July 2013, Sheldon Lobel, P.C. successfully obtained a zoning map amendment to establish a 100′ deep C1-4 commercial overlay within an existing R5 zoning district, bounded by a line 100 feet southwesterly of Broadway, 23rd Street, 33rd Avenue, and a line 100 feet northwesterly of 23rd Street, in the Borough of Queens, Community District 1. The rezoning legalized a non-complying side yard for a development of five attached mixed-use buildings on 23rd Street.
